I don't understand the question. You said there's a mixed use park next to your home, and you are wanting to be very picky. About what? Are you thinking of doing some RV spots on your property? Is your property zoned for it? The first thing you'll want to do is check with Bend Planning and see what the criteria is. 

The housing market in Bend, OR has shot up so fast it's hard to imagine the area is going to be able to sustain so many new people long term. I know most of the locals are hoping for that anyway. The area is beautiful. I too lived there for a few years and loved it. We did a few projects there of new construction and remodeled a couple of places. 

The road system in Bend is not set up for the growth that has happened. There definitely is a desperate need for affordable options to housing there. Good luck.

Meet up for Redding, Shasta County, Tehama County. The last meetup saw more people attending, and we're starting to rebuild. Let's talk about what's going on in the market. Since I joined Biggerpockets in 2009 (I think) it's been amazing to see all the women that have come on board. When I relocated to southern CA I needed information on the market, and found BP, and was hooked. After consistently answering questions on construction, and real estate; and obviously realizing they had an addict, Brandon and Josh asked me to be a moderator. I was the 1st female moderator. 

At the time I was part of a family business, and we built spec new construction. I myself am a licensed general contractor and Realtor. Due to the cost of materials now, I am not doing new construction, but focusing on real estate. I can tell you many times over the years in my position as a developer/contractor I had men ask to speak to my husband on something. I'd nicely, but firmly explain, that I knew everything about my projects, and could answer any questions they had; and if they were interested in the project, they would be talking to me. Once they realized that, and that I did know my stuff, it was easy. 

Now, the preconceived ideas I must overcome is age. I am 68. People think nothing of men working at this age, but women? I say YES!! Experience has a place. My minds still as sharp as ever. I've seen more market trends than most, understand the impacts, and love using all the new technology. 

One thing I know is that whatever obstacles we think there are, giving them value gives them power. Fear is what stops people from moving forward. Get those thoughts out of your head and do what you know in your heart you can do. ALL of you women on BP warm my heart, seeing you take the world by storm, and blazing new trails forward. You're AMAZING!!

Interest rates are headed up faster than anticipated. The economy is in flux with higher gas prices, supply chain issues, lack of labor. With all this going on, where are you investing and why? What types of properties are you buying? Would you advise new investors to get in on the market, and where?

I meant to bring this up, but forgot. Have you seen this? AB 1771  

I've also heard of different legislators here in CA wanting to start rent controls. 

and finally... to clarify. On raising rents. I have no issue with investors buying properties and raising rents as allowable, in order to get properties where they cover debt. What I was speaking of was someone wanting to evict a 20 years tenant without giving them an opportunity to pay higher rent.

For you wholesalers, if you run across anything in Redding, please forward to me too! I'd like to find a fixer to do, if numbers make sense.

How many square feet is the house? Is each bedroom good sized? What about parking? I had a house that was rented from 2008 to 2021 to various groups of people. It was a 4600 sq. ft. house with pool on 20 acres. The groups were mostly students, and a womens sober living home. The overhead due to the size of the property, not the house, made it difficult. However; if it had just been a house on a large lot, it would have been a money maker. The biggest thing will be cooking, etc. and handling the maintenance of common areas. You have to look at it as it's a commercial venture, and everything is used far more than a typical family home, so the wear and tear on plumbing fixtures, flooring, etc. is much more. Also, what's the HVAC system like? Utility bills could be a deal killer. 

I think we are going to see a lot more co living situations in the years ahead, especially in places like CA where the demand is extremely high, prices high, inventories are low; and building expensive.

Get familiar with your local market, prices, rents, etc. Is it a buyers or sellers market there? Are lots on which to build plentiful or rare? What's the average price of a home? Can 1st time buyers afford to buy? Are locals able to purchase, or have they been priced out of market? Are there STR in the area? Are they allowed or welcome? There's so many things to look at in the market. With your family owning investment properties and being in the business you have a big advantage. Pick their brains. Get involved in a local meetup if there is one. On fixers and new construction right now, materials are ridiculously high and it's easy to get underwater on rehabs, building, etc.

Interest rates are always a consideration on getting in. They're still low, but all the numbers have to make sense. I'd suggest not putting all your money in, but using a portion of it to get one deal going and see how it turns out. 

@Jay Hinrichs knows a lot about a lot of different markets, he may be able to give you better advice.
