Thanks @Account Closed . @Karen Margrave this is 4 units at 3,900 sqft, I dont have a full set of pictures. I do see these short "mansard" side roofing styles often in Orange County and wonder what people do with these. They don't seem particularly appealing or timeless.

I am hoping a contractor can share some knowledge here. I am interested in this property:

What style would you call this house with the box frame, flat roof and wood vertical shingles around the sides?  I don't like it at all. Can this be fixed or "pretty'd" for something reasonable.

I picked up a copy of Investing in Duplexes, Triplexes, and Quads: The Fastest and Safest Way to Real Estate Wealth; it's a little dated but this type of investing might be appealing to you given your experience. I got me to start my search.

Only other way to reduce annual MI premium is by using 15 year loans which have a much lower annual premium when you put more money down but it won't be too great for cash flow since the payment is much higher.

If you put 10% or more down your MI will fall off when your loan reaches 78% LTV based on the value inside FHA's system called FHA connection (not market value unlike conventional).

Most people dont put down 10% anyway maybe 1 out 40 people who uses FHA puts more than the min 3.5% down in my experience. Some borrowers use FHA strategically and may put a large down payment for its other advantages such as 56.99% DTI backend, 2 year CH7BK, no time seasoning for shortsale in the past if borrower had no lates, qualify with foreclosure in 3 years or less, etc

 Thanks @Albert Bui, do you know if the annual premium continues to fall by 5 basis points for every 1.5% incremental down payment over 3.5%? e.g. if I put down 11% the premium would drop to 1.1%?

Wow @Alex H., I remember a tax lien veteran saying that only 1-3% of his tax liens go to foreclosure but your first two are already in that process. That is something. I am studying tax liens myself as they seem appealing. Where is your area of focus?

@Joe Homs Thanks for saying hello and extending the invitation. I will make plans to attend the event. For the RE license I enrolled in 3 online courses (Principles, Practice, and Finance) offered through California School of Real Estate and purchased a study guide to get me started.
