@Tim Angevine, that sounds awesome, how much did your friend purchase the fourplex for? I was just pre approved for a VA loan, but I do not believe I could purchase I fourplex with my budget.

Jesse, thank you I will look into the VA construction to perm loan, even building a single family now, I can rent out later would be perfect.

Hey BP! I'm pretty new to investing and have been reading a few great books on investing. I am in the process of getting approved for a VA home loan in Virginia Beach area and am curious what my best options would be for my first deal. I know that buying a person house is more of a liability, but I am using this as an investment opportunity and not my forever home. I want to buy something that will cash flow when renting in the future.
I am looking into small multi family units, preferably only two, that way I can use my first property to house hack. My question is, would it be worth it to look into a new construction duplex and then house hack? Has anyone done something similar to this before? I would be looking at very little maintenance in the first years of owning and I know I wouldn't have any major issues with buying something with hidden major issues. I have been also trying to find single family homes that I could fix up when living in to greatly increase value and sell later or properties with income potential, i.e., small apartment on property.
Any advice on which direction I should go would be appreciated!

Congratulations on your hard work paying off. I am brand new to investing and just wondering more about driving for dollars. Is it as simple as seeing an unkept lawn and looking that property up at the tax assessors office and next contacting the owner to see if they are interested in selling?

Thank you Caleb. I'm reading What Every Investor Needs to Know About Cash Flow right now, which is great but the numbers in this book seen a little overwhelming for a beginner. I will definitely look into the book you suggested.

I am a new member from Virginia Beach, currently in the military. I do not have any real estate investing experience yet, but I am eager to get started and make my first deal. I am interested in single and multifamily buy and holds and flipping properties. I am looking to get out of the military and get into investing full time. I have sought out a local REIA in my area and will be attending the next meeting and have started my education by reading books and spending time on BP. Any other advice on getting started would be appreciated, as well as book recommendations/ other source recommendations. I am seeking local and national mentors.
My ultimate goal is to attain financial freedom and sustain a multi-million dollar real estate portfolio.
