 Hello BP family! I hope you all are doing well. I'm seeking advice for a friend of mine. She's buying a house in AZ from someone she knows. The house has 125k in equity in it. The questions are 

1.how can my friend (the buyer) use the equity in the house to pay for a down payment and closing costs? 

My friend was given advice to only use 100k of the 125 

2 What happens to the 25k if she doesn't use it? 

3 Why should she not use the entire amount of equity if she can?

 This will be my first investment.I'm going to house hack. But I'm thinking about the second property we're going to buy after we live in this one for a year. I need this property to cash flow when we're no longer living in it.

Hello BP family!

 I have a few questions about how to analyze multi unit properties. My questions are 1) when you calculate cap x, vacancy rate, repairs, trash, water and sewer do you always use 5% of the monthly rent? If not how do you calculate what percent you should use?

 Question 2) Would you still buy the property if it did not cash flow after you accounted for these expenses, even if the income was enough to cover the expenses? 

Question 3) Do you calculate reserves into you're monthly expenses? If so what percentage of the monthly rents should go towards it?

Hello all thank you for taking the time to read my post. I wanted to know if any of you knew any good Realtors in the El Paso Texas area that work with investors? If so could you please pass along their information to me I would greatly appreciate it. Also does anyone know of any VA home loan lenders in the El Paso Texas area that will include the rental income as part of your income to qualify for the loan? Any advice would help.
