Hello, My husband and I are new to real estate investing and are still working to get our first deal under our belt. I wanted to reach out to everyone in this forum to see if you have (or know of) any potential deals in Colorado. Of if you have any recommendations on where to find them. We are extremely interested in multi-family and apartment properties to buy & hold.The market is hot here and we are having a hard time finding deals (maybe we are looking in all the wrong places- but we don't know what we don't know at this point). Hoping for anyone's help and guidance in finding good prop deals here in CO.

Our area of interest- anywhere within a 60 mile radius from Denver, CO

Title searches cost money, so trying to learn how this process plays out.

a) Do you complete a title search for every property prior to placing an offer? or do you place an offer first, then if seller is interested in your offer you pay for the title search?

b) what if there are liens identified through title search- depending on the type of lien and amount, are there creative ways to satisfy liens with the seller so you don't lose the deal?

2) Funding... To be honest, this one is EXTREMELY confusing for me- I don't know what all of my options are (the whole "you don't know what you don't know" thing) and I don't know the steps to take to get funding, including when I should be getting it (ie: getting funds before I place an offer or after).

a) Hard Money Lenders- Do we get pre-approved for a max loan amount they will offer us prior to finding a house and placing an offer? Or do we need to find a house first, then get approval for the funds?

a.1) Do I understand this loan type correctly- typically hard money loans are used for fix/flip properties or double closes, correct? And typically we need to come to the table with some $ of our own, correct? What if we don't have 10% of the cost of the home to put down? Does this mean we can't move forward with this type of transaction until we do? And in this case, we'd have to complete a few assignments to save up some $ to put down on this type of transaction

b) Traditional loans- used for buy & hold properties only correct? and same question as above- what if we don't have 10% or 20% of the cost to put down? Any creative financing ideas to cover this?

Hi Everyone,

In prep for when we find and close our first deal, I have a few questions that I hope someone can help me with:

1) Before we close on our first deal should we be working with a real estate attorney-

      a) to ensure we filed our C-corp company correctly with the state? Or is this something that can be reviewed/potentially revised after the fact?

     b) to ensure we are completing all forms with the seller correctly?

My wife and I signed up for a real estate Investment training/mentorship program (Will to Win), which cost of 41k for the diamond elite package. We recently paid an additional 46k for 1-on-1 coaching/mentorship with some of their top investors for 1 year. We are able to get the 46k back if we cancel the 1-on-1 coaching today. Did we get dooped? If you were us, what would you do?
