Brandon. Congratulations you have taken the hardest step in this process. Which is starting. Awesome! I work am in the la crosse area I would love you to give you some advice if you would be interested in it. "motivated sellers" is a something that is a interesting thing/ niche to qualify. Using a data service isn't necessarily the way to find a motivated seller. people are motivated by many factors. If you are looking to "BRRRR" for a small multifamily it is something that is unlikely to pop up on a data service. Not saying that it is impossible just not very likely.

You can use keyword searches. check out of state property owners, code violations something that you can get from local governments, tax liens, pre foreclosure, variable rate loans when the interest rates are rising, properties that are interfamily transfers, water shut off list. properties that are owned for multiple years, owners that own multiple properties. Failed MLS listings these are things that I am finding some success with. These keywords are not the end all be all.

I personally use prop stream for my data service, however I am not the happiest with them in the la crosse market their data doesn't seem to update enough.

Thank you and this is some awesome advice, I wouldn't have thought to search for some of the things you're talking about in here. I'm definitely going to do some searching and see what I can find, I appreciate it. I also got your PM and I sent you a reply.

Listsource, Propstream, Datatree or crexi intelligence are my recommendations

Which one do you use personally and why?

@Brandon Clark It sounds like to me that you know the criteria you are looking for but do not have the proper software to pull the lists. Where are you getting your data from? I can recommend propstream. You can pull modify any lists by all sorts of data points that would fit what you have said above.

I have used List Source, is Propstream better? It's daunting looking at all of the criteria I could add and what would help narrow my list down to the most motivated sellers. Using either service, would you recommend any additional criteria that would help me in finding motivated sellers? I've heard that looking for a certain percentage of equity in the property is a good indicator, but that is just an example I've heard.

Hello BP,

I am a new investor looking to learn about good criteria that I can use to find motivated multi family deals when generating lists from List Source or other similar services. I have been experimenting with List Source and the criteria available, some criteria seems relevant and the rest of it I'm not quite sure how I can best use it.

I want to invest and BRRRR 2-4 unit absentee owned multi family properties in western Wisconsin on the south side of my city. A section of the market that I want to invest in has older houses from 1880-1920 and I'd like to avoid them all together.

Any advice on what works well to find motivated sellers for this type of asset or any good starting criteria would be much appreciated!

I'm located in the La Crosse, WI market and looking to network as well if anyone is located nearby!

Best,

Brandon
