I have a lead on a 4,000 sq foot house with a $1.4M ARV. There is nothing that this house needs as it was fully renovated in 2014. Maybe a fresh coat of paint in heavily trafficked areas. Person wants to sell it to me for very low price that I can sell it to a wholesaler because recent changes in life and wants to start fresh by October. I might have to pass on this deal if I can't find a buyer. This is outside of my normal dollar amoubts and deals. Any suggestions?
What do you do for your MF properties re: boiler; do you service it before heating season? Just wait until it has an issue? How does one test during off season? We have a new peerless boiler that is 2 years old in an older building the boiler came as part of closing to get a better efficient boiler. The pipe work had to be redone at the cost of $3000 last year. The property manager at the time suggested that we needed to rebalance the system at a cost of $6000. That manager was fired from that company and a new one came on board and said we did not need to rebalance but suggest some internal changes but by that time the worst of winter was past and spring had sprung. The boiler was running okay last month but the electronics needed to be reset. There is an hvac guy there now but I'm not sure what to expect for costs.

I'm still a sophomore when it comes to REI I have several properties in different states so I have different property managers. I've dealt good PM and decent ones. I finally hit a bad one, and that one was replace by a worse one (same company)

I'm having and issue closing up a relationship with a property management company in Rochester, NY. 

I have severed ties with them  as of September 30, 2015 and am still waiting for final numbers and payments on November 13, 2015, almost 2 months later. 

The property manager seems to have falsified repairs, inflated invoices, and possibly rented apartments without leases and pocketed the proceeds. I'm working on building the case against this PM but would like advice as to where I should start my complaints and what kind of legal action I can take.

I'm looking at $30k - $40k per unit. It seems to be spitting out money but repairs tend to eat what could be great profits turning them into good or fair profits.

I'm looking for lawyer familiar with creating syndication deals. I have a property in Rochester that I'm scoping out as my first syndication deal. Once I'm done with that one I have another ready to go after that.

When we bought our first personal residence in NYC the realtor sent someone over to sit with us to do the board package. We spent a lot of time with him to get it right. It was over many evenings just go get the items together and then to review them all in one night. 

Since then we have become good friends and neighbors. 

Even just being the buyer the guys earned ever dollar they made. 

I don't play in this market because the cost of entry is too high. I play in other markets like Las Vegas, NV, Poconos, PA, and Rochester, NY. I'd love to play here but it's too expensive and something can easily kibosh the deal. 

I work with a group in Rochester who places veteran addicts and another program for women. These programs there are caseworkers to help the tenant and they act as an intermediary. I also have section 8 tenants and by far the program tenants are better than the section 8. The program pays 100% where section 8 there is still the tenant portion and then in some cases I have to pay electric. In another state for section 8 I have to pay for water.

I'll go with that program any day and hopefully the next property I have will be filled with the program tenants.
