$1.4M house in NY metro for $960k

I have a lead on a 4,000 sq foot house with a $1.4M ARV. There is nothing that this house needs as it was fully renovated in 2014. Maybe a fresh coat of paint in heavily trafficked areas. Person wants to sell it to me for very low price that I can sell it to a wholesaler because recent changes in life and wants to start fresh by October. I might have to pass on this deal if I can't find a buyer. This is outside of my normal dollar amoubts and deals. Any suggestions?

Why don't they just list for sale? Why would they give away $400k?
