I don't have experience with that group but I would say it also really depends on what your investing strategy/goal is.  If you're looking to operate in once niche and the coaches in that program are not operating in that niche, it might not make sense. But vice-versa it could make sense. One thing I would make sure to look into is that the coach you are directly working with actually has considerable real life investing experience.

NNN should be the goal but really depends on what the market calls for. I'd suggest getting in touch with a good local leasing broker that could provide more guidance on what market rate terms are for that type of space.

Lots of great funds and syndications out there to choose from. I suggest connecting with a few of them and getting on a call with them, then reviewing each ones deals to decide which you like best. I also think starting out investing as an LP is a great way to work into syndicating your own deals.

Syndication or Joint Venture. Syndication is a GP/LP structure. Joint Venture is when all investors are actively involved in the deal and equity ownership is tied pro-rata to the $ amount invested.

I think it really depends on what your investing strategy is. Are you looking to an active or passive investor?

If active, you will want to build broker relationships for finding deals and have a solid PM in place.

If passive, investing in syndications as an LP can be a great option.

Depends on size of deal and the lease in place. Longer term leases (10+ years) with a credit tenant will qualify you for non-recourse financing with IO.  Shorter term lease deals with non-credit tenants generally go to local bank financing with minimal IO.

At that interest rate you would only want to invest in a short-term deal.  You also want to be very confident on the deal you are investing in.  Borrowing at 8.25%, I would want to achieve a 20%+ yearly return to take on the risk.

This is a frustrating part of many of syndication programs. Finding a sponsor is one of the most important parts of the process.

The easiest place to start is people that already know and trust you. Someone that has a good balance sheet and will makes the banks happy.  

If that isn't an option. Network, Network, Network.
