Development is a completely different game than acquisitions. So want to make sure the team has strong development experience or is partnering with other GP's that have the experience.

I'd strongly advise against option #3.  Based on your statement of wanting to be passive, investing in Section 8 is the opposite of passive. It requires being extremely hands on, otherwise you will go in the negative real quick.

My advice would be to park 50% of the capital into something safe like a mutual fund and that invest the other 50% strategically into several passive opportunities. Another option to look at is investing in syndication deals as an LP.  This is a true form of passive investing while gaining all the benefits of having real estate in your portfolio.

There's a lot that goes into it, but the general premise is dial in your underwriting, structure, investor terms, put that into an OM..then have the conversations with the prospects.

Happy to share my OM template, just send me a DM.

The short term leases is the major problem. If they hit those rents on a 5-year lease than it would make a lot more sense. Plus the bank is not going to like the short term leases, because you have no way to project what's going to happen next year. I would try to negotiate a lower price/sq ft on the deal and use the short term leases as your argument for the lower price

Quote from @Brock Mogensen:

Syndication or Joint Venture. Syndication is a GP/LP structure. Joint Venture is when all investors are actively involved in the deal and equity ownership is tied pro-rata to the $ amount invested.

Thanks so much! I still have so many questions on this. May i message you?
