If you are the one doing all the work and the investors are passive. I suggest structuring it as a GP/LP and taking GP equity. Could be as simple as 80/20 split, plus acquistion fee.

Listen to podcasts, read books, and attend local networking events. All "free" things that will lead to finding a mentor and growing in the space.

My first syndication was just under a $1M raise. I owned a duplex and was working a job in Marketing. But I partnered with two other people that had more experience than me, which was the key. Lots of ways to add value to work your way in as a GP in a syndication deal.

Syndicating a 2-4 unit might be too small..but doable. Smallest deal I have syndicated was $500K. But I think your goal should be at least a $1M deal for syndication to really make sense. For debt, I personally prefer working with local banks. Targeting traditional financing - 75% LTV, 25 Yr AM, 5 yr Term.

Easiest way is to start with family and friends, people in your internal network. Build a track record with those investors then that will open up referrals and a better avenue for sourcing investors online.

Prior to starting to talk with attorneys I would recommend familiarizing yourself with the syndication process/structure first. 

A great book to check out is Best Ever Apartment Syndication by Joe Fairless.

Understanding GP/LP structures, syndication underwriting, deal buy box, capital raising strategy is key before you start paying legal fees for doc set up.

Investing in a syndication as an LP can be a great way to be passive in your investments. I suggest connecting with 3-5 syndicators, getting on calls with them, review their deals, invest with the one you like the best/has the best deal.
