I like the idea of diversifying across several operators, markets..and even asset classes. 

This will also give you clarity into which operators, markets, asset classes are performing the best and allow you to double down into that segment.

I suggest starting with a house hack. Leverage FHA financing and find a 2-4 unit property in your target market. This is a great way to get deal experience and begin building your portfolio with relatively low $ out of pocket.

If you're looking to passive in your investments, syndication could be a good option.

Deciding to buy properties on your own requires a considerable time commitment up front. In the current market, it is a true grind to find deals that make sense. But of course, can be very worth it when you find the deals that make sense.

Starting with learning the underwriting/structure side of syndication deals is key.

Underwriting a syndication deal is much different than a traditional acquisition.

I think house hacking is a great way to get started!  That is how I got going.

If you are looking to be more passive, I don't recommend flipping or managing properties out of state.

Another option to look into is investing in syndication deals as an LP. That is a true form of passive investing.

I think it really depends on what "niche" you are looking to get into.

Other factors to consider are the community aspect. Does that group also provide good networking opportunities with other members? Or is the one on one coaching the main aspect?

Also how experienced is the person you get the coaching from?

@Chris Seveney provided a great summary.

I would add that generally people start with syndications then get into fund model..on the General Partner side.  Raising money for a syndication deal allows the investor to know specifically what asset they are investing in (generally an easier "sell"). Whereas a fund the investor is investing based on your investment thesis/buy box.

I've done 13 syndication deals and now in the process of doing the fund model. Happy to provide further insight on my experience.

A great place to start is Best Ever Apartment Syndication book.

Having the experience and pieces in place will certainly make a syndication feasible for you.

One of the major keys is identifying "your edge" and why someone would invest with you.

Likely want to partner with someone that has redevelopment experience.

The most profitable play (likely) is to stick a ton of money into it, fix all the major cap ex and get it cleaned up. Then engage an experience industrial broker to either try to lease it up or sell it vacant.
