Definitely check out Joe Fairless's book on syndication. Thats like a textbook for the business.
There are plenty of great resources out there to learn the process.

Lots of great courses/groups out there teaching syndication. They all vary quite a bit in price. You can be spending up to $50K on some of the courses I've seen. If you are looking for just the course content, you can piece together a lot of it online through either free resources or low cost courses. The big benefit in the top name group courses is the network that you get access to.

My approach would be to pay minimum on student loans and put everything else in real estate. The way I look at it is if you are paying maybe 4-5% interest on student loans and can make 10%+ on a real estate deal. Why wouldn't you put that $ into a deal. I actually figured out a way to indirectly leverage my student loans to buy my first property :)

As others have mentioned Joe Fairless's book is a solid resource for learning the process. Having a good attorney and CPA with experience in syndications helps a ton in the actual process.

Attending a local real estate investing event/meetup is a great way to connect with investor friendly agents. Referals are also a great way to get connected. The more agents you can build solid relationships with, the more good deals you will see...in my experience.

House hacking is a great way to get started! That is how I started 3 years ago. It taught me the basics of a real estate transaction and allowed me to scale into much larger deals quick.

Investing in syndications is a great path for people that don't have time to operate the property themselves. Most syndications require a $50K minimum investment. Many investors use retirement account funds for their investment or cash sitting on the sidelines.

Generally, LP investors get the same depreciation benefits as the GP's. All deprecation gets passed through pro-rata. You will want to confirm with the operator group though.

It really depends on what your long term goal in real estate investing is. Partnering with other investors will allow you to scale quicker. I like the model of creating partnerships, it's how I've been able to scale quickly. If you prefer to be the sole decision maker, maybe you invest on your own but leverage a third party PM company. If you do decide to partner with other investors make sure to do your DD to ensure all partners have the same long term goals. Creating a partnership is like a marriage.
