What sort of terms are you guys offering on private money taken on in the form of debt instead of equity for a project?

Thanks in advance all!

Thomas. I would love to meet up and chat sometime! We probably need to look into setting up a BP Temecula meet up! I know @Darian Sanayei is down!

Househack for certain. Usually fear is driven out of lack of knowledge. Read a ton, listen to all the BP podcasts, the confidence will build and the fear will subside. That’s when it’s time

Yes, as long as you are going to live in one of the units you can do significantly less money down. Speak with your lender about your owner occupied lending options.

Multi families available in Murrieta and Wildomar. Cities that are near by Temecula. Might be worth looking into!

Quote from @Thomas Porter:

Good Morning Bigger Pockets,

My Name is Tom Porter out of Temecula Ca. I grew up in the construction (residential & Commercial) world since I was 5 years old for a total of 32 years. Last 17 years I have been running work as a superintendent for a general contractor.

About the first of the year I was talking with a friend that is in real estate and part of bigger pockets, he has been a inspiration to go out on my own as a general contractor (due to my W2 and cooperate frustrations) and showed me the bigger pockets pod cast that I have been listing to since.

I guess I’m writing on here for a few reasons,

1) kinda scared to go out on my own “not going to lie”  even though I retain a ton of skills and contacts for construction

 2) looking to network so I head the right direction on this new adventure.

3) I’m building a short term rental (Sea container home) in wine country and any advise on managing it,  I would appreciate it

Thanks for your time reading this, tried to keep it short.

Hey Thomas! Let’s connect

Hey Tom,

I’m out of Temecula as well. Newer to the industry. Would love to grab a coffee or a beer sometime. Just network a bit and see what others in the industry are up to. Just let me know!

I'm surprised no one has suggested the wine destinations of CA! Areas like Napa, Temecula, Paso Robles might be a decent place to look as well.
Doesn’t Temecula have restrictions?
Yes Temecula does. It has to be in the unincorporated area. So actual wine country. And even then it does have some sanctions

Thanks to everyone! I do live within 15 minutes of a hospital, and I took the advice to connect with Furnished Finders. Someone is going to give me a call today to talk about demand in my area and whether my place is a good fit. I'll check out Fb groups as well!
I'm on the board of my condo association, so I can find out for sure whether that's allowed in our building. We don't have anything prohibiting it in our bylaws, so I'm optimistic.

How was talking with/working with furnished finders? Would you recommend?
