@Rick Albert Are you seeing a significant price per sqft drop on the size of the add on? Or any drop for that matter lol

@Rick Albert appreciate the input! Knew it was going to be costly but hopefully opening up that pool of buyers makes it worth it!

Everything I have heard and read says a HELOC is really your only option to finance the build of an ADU as appraisals aren't dialed in yet to the value an ADU brings. This post is about a month old, I'd be curious if you got anything going??

Hi everyone,

I’m looking for some sort of price estimation to add a master bedroom to a home in the OC/SD area. Smaller home 2+1 800sqft, then becoming 3+2 1100sqft something like that. 
Or, 3+1 1000sqft and adding a half bath. 
Any guidance or recommendations on price point and time that this can add to a flip would be greatly appreciated!

How did you manage the owner finance deals!?

@David A. hey David thanks again for documenting this journey. I have been following for awhile. I believe you said this was paid for with a heloc. I'm curious are you going to have it appraised? The ADU appraisal space seems to be a bit of the Wild West right now I'd be curious to get your thoughts and how it appraised compared to your projections/hopes based on your numbers.
