You would need to take out a loan.  

I have read through many post concerning this but wanted to get a better idea/opinion of what we should do.  Just purchased our first rental home and trying to decide between having tenant place their name for the water bill or my name.  If done in my name I would bill them for the amount.  I'm located in Nebraska, where if they decide not to pay their bill the city can place a lien on the home.  But if its in my name I can keep an eye on the bill to ensure they are using heat to keep the pipes from freezing and making sure there are no bad leaks (if bill goes to high).  If in their name I don't have to bill them (way easier) but have to make sure they are paying so my home doesn't get a lien placed on it.  

Any suggestions?  There is no mortgage on the home if that makes a difference.  Thank you!

Hello!  Does anyone have a few of their most favorite forum post on bigger pockets?  I just purchased my first rental property today and researching on how to start renting. I’ve been reading through the forums for 6 hours and already learned tons!  So wondering if there was a specific post that helped you more than others and if you had a link. 

A home came up for sale near my residence (been looking for a year as properties are hard to come by under $100k). Excellent school district so hoping this turns to be a great future business.
