Back Charge for utilities or have tenant pay?

I have read through many post concerning this but wanted to get a better idea/opinion of what we should do.  Just purchased our first rental home and trying to decide between having tenant place their name for the water bill or my name.  If done in my name I would bill them for the amount.  I'm located in Nebraska, where if they decide not to pay their bill the city can place a lien on the home.  But if its in my name I can keep an eye on the bill to ensure they are using heat to keep the pipes from freezing and making sure there are no bad leaks (if bill goes to high).  If in their name I don't have to bill them (way easier) but have to make sure they are paying so my home doesn't get a lien placed on it.  

Any suggestions?  There is no mortgage on the home if that makes a difference.  Thank you!

Hi Brock! Due to the fact a lien can be placed on your home if the bills are not paid, I would recommend back charging your tenants for the utilities. Better safe than sorry in my opinion...
