I'm still pretty new to this stuff but one thing I made sure was being picky on the renters and making sure you have some money put back for any issues which we did run into but was small for us.

Other then that they just signed for another year in that property.

As much as I would love a closer property that I can take care it would require finding a really good deal or something that needs some work which I would love to try. The local housing market in my opinion is too costly to get started in without help for me.

What made you interested in investing in this type of deal?

Hopefully to not see a full month loss of cash flow.

How did you find this deal and how did you negotiate it?

Research and using a investment realtor.

How did you finance this deal?

Bank

What was the outcome?

Buying a duplex with existing renters.

Lessons learned? Challenges?

More money down then I was expecting and do more research on property management companies.

Getting into rentals.

We purchased this house originally as a primary home 8 years prior to renting it.

How did you finance this deal?

FHA originally then refinanced into investment property.
