As I understand it, you will be clear to buy your next one with VA, but after 2 purchases, I've heard mixed things.
I'm a realtor in clarksville and know a great one in the JBLM area if you need a hookup.

Looking at a house that is 6k sq ft. It has about 3+ kitchens already. It would make a perfect triplex.
The planning commission says it is R1. I checked and the city guidelines have it as too small of a lot for R3 triplex.
1. Is there any process that might be worth doing to rezone even if it doesnt follow city standards for size?
2. Should I operate it like a large single family and renting rooms out?
3. Is it worth rehabbing into as very nice home?
Price 250k
Rehab 100-150k depends on what we want to do
appraisal 365k currently.
There are 2 homes in .5 mile 6k sq ft, both newer but 1 is on the market for 900k the other 700k. I think 500 might be a fair ARV.

Investot/realtor in clarksville, I say offer it with tenant. There's plenty of investment properties there. You can try the Fsbo route, but that will limit you not being in the area. You could do the zestimate(super rough estimates), or look on there for comps. I will say the #1 reason fsbo doesnt sell is marketing and lack of access to buyers. The #2 would be bad offering price and unwillingness or inexperience in negotiating. Having a realtor doesn't always make that go away, but it can with the right company.
Are you willing to share the address? Maybe marketplace on BP would be a good option.

@Traci Cameron I a. A realtor in Clarksville and know several flippers getting deals in the area. I'm also debating looking for one. It's hard to compete with all cash guys but not all "cash" guys have cash. I'm currently away, but maybe when I come back we can sit down and talk real estate.

Nashville is a great area. I'm a realtor about 30 min away. The whole area grew big time the last several years. I would also say I personally believe theres more room for growth in the market. However builders are going crazy increasing supply.
Any market can be good if you buy right. I still think there's room in Nashville for multifamily, but I would be careful.
If you want to build multifamily, theres some great areas in the outskirts that I believe can be a great investment.

Thanks for the input. I definitely agree with you on leveraging the paid off house. I really need to figure out how I can go about that. I also would like to maximize leveraging at this point in my life.
I have a lender willing to lend up to 10 properties, but I have 4 loans already. Maybe doing simple conventional loans might be my best option.

Looking for ideas to finance multiple properties. I know a few companies have blanket loans, also maybe a local bank that might support portfolio lending.
Properties are in Columbus, GA. I already own 3 cash producing properties there. 2 have financing, the other paid off.
My plan is to buy more rentals, but am looking for the best financing option.
