I've often heard that painting yourself isnt worth it, but to each his own. I'd suggest new hardware for the cabinets, then paint them. Also change the countertops. Depending on the area you're in can mean no difference or a lot.

I'd try buffing the floors, painting them will work also. That's how one of my places is. You just need a good match.

So when I get bored I look on the MLS or other sites to look for properties, analyze them, then figure out how I would offer them.

Well I found a property that is WAY beyond my reach financially. I was thinking to Brandon Turner's property he found in church. Well I did some research and looks like the owner is around retirement age. I'm wondering if he would be willing to accept an offer that has

long term tax benefit, I would give him his asking price, the only real problem I foresee in the repayment would be another big downturn. Even then, it's in a middle class neighborhood which should be more protected in hard times. Besides offering his full price plus interest, and tax benefits, am I missing any other benefits of seller financing?

@Lindsey Spivey also...almost no one makes a perfect first deal. If the numbers work try it. At worst they say no. If not move on... wait 30 days and offer it again until they accept.

1. If it's got 200 days on the market it's not worth 110k. However if you are going to low ball, I would try to find reasons to support your offer. I also wouldn't lowball just to get a deal if you know the deal works at a different price.

2. Think about offering 2 prices, one with closing costs and one without. Give them something to think about.

3. Your agent has put in the work so I would feel bad firing him but he does or should work for you. I would let him know the reasons for your price point and give him a better understanding from an investors point of view.

4. If this doesnt work, consider @David Greene book about investing long distance in a better market.

@John Williams as an investor, I prefer maximizing my return. Yes, I've had s 2k repair for the back staircase and others, but I would rather pay for it on my own than have to go through the nightmare an insurance company can be. I max out all of my deductibles.

Nashville has been a hot market for awhile now. I was a naysayer myself. I'm a newer realtor in the clarksville Nashville area. I think the market will still be favorable for as long as businesses keep moving our way. I would say flips are definitely good for the area assuming you do your homework.

Agreed, I'm in clarksville. I think one major benefit to the Nashville area is the ability to expand, the state and local gov being business friendly, and the recruiting possibilities for jobs.
