Thanks Kevin. That is right. No guts no glory. I look at is as I don't won't to be 80 and still working. I know it is not going to easy but I want something for myself and not tied to a job for the rest of my life.

Ronald, I don't think so because I am not going into this blind as a bat. I am still in the process of learning now and I feel I won't be ready until early to mid next year to take the plunge. I have a contact that used to be the property manager for the complex I live in and she is the executive director of the Oklahoma apartment association. I told her what I am looking to do and looking for mentors in this area. She will get me those people I need as soon as she can. I am not scared of big numbers and I know one small mistake could do me in. That is a risk I am willing to take. Thanks for the welcome and sorry for the book. :mrgreen:

Hello my name is Bruce Thomas here in Edmond, OK. I just signed up on yesterday. I am looking to purchase an apartment complex (100+ units) in early to mid next year. I am so glad I have found this site. I don't like being the newbie but you got to start somewhere. :lol:

I was just curious if anyone has used this strategy before? I know a lot of this depends on the seller but would you get a lot of push back for going through a dpa or subject to? I am just curious and would like to know your thoughts and experience on this.
