Welcome Kevin! You're on the right track and everyone has given great information above. The BP podcast and books are enough to get very knowledgeable on investing. Just pick the podcasts you like and enjoy. The first book I read was "The Book on Rental Property Investing" and it was great! Good luck!

Hi Nathan. I like your approach to all this. Even with house hacking the number should still work without you living there. That is smart investing and I think that's how house hacking should be done. It sounds like you are on the right track and you've done the homework to understand the market numbers. I honestly think your expense numbers are fine. I would use those. The rent numbers can be a little tricky based on the area but you're right on with using Zillow and other sites for rent comps so I wouldn't worry too much on that either. Also, Ryan Schroeder pointed out some good per sq ft numbers. At this point I think you analyze more deals for practice with your numbers and don't over think it too much (analysis paralysis). The numbers don't lie.

Hey Theodore. 

1) You wont need an appraiser with you to determine the true market value. No need for it.

2) As Jordan mentioned. Make offers based on the numbers you ran and feel comfortable with.

3) Finding investments can end up being a numbers game. Especially here in MN. You just need to make offers! And I don't recommend waiting to make offers.

Bottom line: Run your numbers and don't force them. If you like your numbers then make offers asap! Don't be afraid if the numbers work.

Both options seem good to me and not too complicated. You have two options above which are very good each in their own way. I think the next step would be to run a forecast of what happens in each scenario to see which one you like more for your goals.

I’ve used Cozy.co for the last couple of years and it’s worked great. It’s free for both you and tenants as long as you don’t expedite deposit. It also can setup for security deposit collection. Check it out to see if it fits your needs.
