If they installed the AC,then sue them for the damages above their security deposit and evict them. Have a roofing company and window company come inspect the areas and write a letter stating that everything looks fine.

 The insurance company said it looks like it was a maintenance issue due to the old windows or roof (5years old) or the window ac.  I have had the house 8 years and never had this problem. Yes there ac was in the window or the other one 4 foot away. They sent me picture after the ac was removed from the window and sitting on the ground which is odd I thought.

I have had those same bad experiences with HA. I am thousands of dollars into it and almost every "lead" is someone who wants a $30k+ master bathroom for "we'd like to stay under $10k". I have received one legit job from it so far. I now pause my leads every 13 days so I don't get charged for anything. Even now the "opportunities" they send me that I can choose to accept now do not have any info with them. It is just a zip code and "bathroom remodel". I thought the zip would help but I have only made contact with the only "poor" people in Hopkinton, Shrewsbury, etc. Who all have that $10k budget. I consider it to be a scam but I am sure it would work out great for people doing basic service calls that are low budget.

Boston isn't because of the market, its because every idiot with funding thought they could all put new buildings up in Seaport and Fenway and there would always be plenty of people to fill them. It is going to take some time for that market to get back to where it should be after the over development

Don't do it, it isn't worth the downside with the little debt you will be able to get rid of. Just follow the advice from the guys above, put your head down and suck it up for the next handful of years to pay it off. A handful of tough years are infinitely better than not being able to get a loan or a CC for 4 years and then spending the next 6 only being able to get crap loans and low balance CCs.

If you get snow then roads are probably treated with salt. If you want to flush your money and watch it crumble in front of your eyes, use concrete. Salt from what is put down and what falls off the vehicles will destroy it in a few years. Asphalt even without being sealed will last 15 years. Sealing it will make it last way longer than you will own the building.

Just have the contractor add the language to the contract for the work to be done. I have a section in my contracts just to address permits and who is responsible for them

Hard money lenders are essentially loan sharks, they're a last resort IMO. They cost a lot but if you find a great deal and make the numbers work, everyone is happy. If there is a hiccup in the renovation though, holding costs can balloon quickly so make sure you know what you're getting yourself into and there is plenty of meat on the bone before you do it

Luckily we are selling the property and not trying to move a new tenant in.

 It may not state anything about leaving but does it state that the rent is due on x day of the month or if you're living there for xx days of the month then you're responsible for the entire months rent? Or even better does the law state that if someone is in the property for am th day of that month that they are responsible for that months rent?

What does the lease say and what does the law say? You might be able to get a prorated amount for the couple days or you might be able to get the whole month.
