I paid cash for the house and the rehab. In true BRRRR fashion, I'm counting on the forced appreciation to pay off after I complete a cash-out refinance.

Thanks, Stephen. I actually just received the appraisal report. It came back at $55,000, which is a little lower than I had hoped. I'm going to provide my comps to the appraiser and make an argument for an increased appraised value. Lesson learned --- I probably should have done this before the appraisal occurred!

Frankly I do not know why the lender is not requiring a 6 month seasoning period. Likely because it’s a small local bank with whom I have had a lifetime relationship (and have borrowed successfully on other investments with this bank).

No. Lender is not requiring any seasoning period.
