@Jake Roland Awesome feedback. Thank you. Based on knowing we didn’t receive a 1/4 of this it may be time to move on.

@jake
@Jake Roland That’s a major concern of mine. My Realtor doesn’t provide much feedback or suggestions. Most of the listing recommendations on where to list have been brought up by my partner and I.
We initiated priced it according to a identical comp which sold on the same street directly across. To become more agreesive I have dropped price twice anticipating an uptick in foot traffic. (Zero)
My Realtor is fairly new also. Am I being impatient here?

@Account Closed The marketing from my Realtor could be poor. They are fairly news to the business where the majority of ideas have come from my partner and I.

I have a challenge with my current realtor. My flip property has been on market for 70 days. Since it’s listing it’s drawn 2 site views, over 400 views online. At what point should I consider switching brokers to take on someone possibly more aggressive?

Have a property on market a little past 60 days. ARV is still in line at listing price. Should I wait it out? Or refi then find tenants. Downfall is if I reduce selling price too much it cuts in to the revenue I expected based on ARV. Thoughts?

It’s a risk no matter what. They may have faced a hardship when that happened. I would look to see if you can have their rent set up like a direct deposit. That way as long as they are employed you’ll see revenue.
