Hello, I am trying to learn how to compare comps in a very accurate way. I've watched countless YouTube videos spreading false information, talking about arv eventhought they don't even make adjustment to the properties. I can tell they don't do it right. I want to master the comparison sale approach, however I'm lost. Any recommendation on courses, or books?. I want to know how to adjust etc. Please help me. Thank you so much!

Yes, exactly. The majority of people think that I want to take advantage of sellers and not tell the broker. All I want to do is be able to be independent also, like flip houses and stuff like that. When I do that, I'm not going to exercise my license or try to gain commission or anything. I'm just going to buy it as a normal investor.

@Shawn Mcenteer im trying to make enough money wholesaling, and then im trying to flip house, depending on the situation also hold properties. Hwoever, wholesaling is the first step to get enough money for the others.

I'm not saying without him knowing, I'm just trying to work independently, and grow my business. I like the idea of wholesaling but I dont want to risk anyone. So im better off without a license right?

If i was contacted by seller, as an agent or working for seller as an agent-yes my obligation is to the owner.

If im are not representing the seller, and am negotiating as an investor-no, my obligation is not obtain highest return for seller-just treat him fairly.

I'm about to get my real estate license. However, I am aware that every transaction has to be under a broker. So that means that I can't wholesale unless the broker knows. I was wondering if there is a way that I can wholesale separately. I was thinking about creating an llc and use that llc for my wholesale transactions. Would that work or no? Or please help if there is a way to do it without breaking the law or anything.

I am a wholesaler, I have a lot of buyers, and I am about to put a property under contract. This property is on zillow, and im dealing with an agent. However, I'm doing this deal online, and the buyer wants to see the property. How can I tell the agent to let all the buyers interest check the property without telling him im a wholesaler?
