@Bryan Beal personally mine are 40-80k. I'm in indianapolis. rents will usually keep up with the 1 percent rule till about 150-180k range. after that they fall off a little. That is if you buy smart.

So I got a quote for a large company today for just a clean out 2300 bucks, Holy cow, is that what company's charge. I wasnt paying that. I called about everyone I know that's in the construction field. After about 10 calls I'm getting it done for 700. Still kinda think it's high, but it's getting done same day.

I agree with Mike M. You need to cut your expenses so you dont have to work at your j.o.b. so much. So move, or get roommates, your going to have to make sacrifices to get started.

I think this will be the last time I try to fix something my self, not worth it. Also the problem was a sanitary wipe tenants fault. With that said though, the kid has taken very good care of the house. It looks just as good as when I left it,over a yr ago. I think I'm going to cover the bill this time.

@Marsha Fils Honestly I cant remember how bad it effects it. I put the heloc on my 2nd rental house. Ive had it open for about 2 yrs now, it's kinda nice because it works like a credit card with low rates. I opened it before I knew you could brrrr with cash out refinancing mortgages.

@Daniel DeSurra my heloc shows up as a real estate loan on my credit report. Yes it does effect your score when you pull it out, at least mine does.

Well the plumber wasnt able to get the clog fixed. I need a clean out installed, and I guess they wont do it at night. I'm just hoping that they will install one tomorrow.

This will leave my tenant with no plumbing for over 24hr more then likely. What do should I do for the tenant?

@April Allen I would be ok with that rate. If i could do a balloon style or interest only, and short term, <8 months.
