Post: The dreaded clogged toilet call

Today first time in three yrs, I got it. The dreaded call "toilet and shower is clogged and wont drain".

So this house is less then 5 min from me. I went over there and after about a hour or so of snaking(there is no clean out, so I pulled the toilet) no success. I had to call a plumber "after hrs", if I would of called them first I would've saved 120 bucks.

My lesson here. Just call some one, it would've saved me 120 bucks and over a hr of my time.

Plumber is still not done and I'm crossing my fingers I wont need to replace the main line!

@Stacy Higgins buy a house and get roommates, they pay your mortgage and save your pay checks. So basically get your credit score up if you haven't already.

@Christopher Cano when I bought my first personal house I was working at a commission based job. They bank also told me that I had to wait till I was there for 2 yrs, so I'm assuming 1099 job would be the same. They just want to know that your work is kinda steady. Sorry man your going to have to get creative.

@Eric Schultz slabs are horrible, I try to stay away from them at all costs. I prefer crawls , easy to fix plumbing or hvac if something happens.

Back to the main topic. Basements are nice, but they can be a headache in older homes.

@Nathan Steinacher if I was you since your interest rate is so low, I would take out a heloc. Since it's in you name and not a llc you should get a good rate and might be able to borrow 100% of you equity. Then use said money for down payment or new investment property.

@Justin Kushner ya in these loans we still have to guarantee them with are personal names, and these are also houses that we bought in cash first (brrrr method). Although our lender says he finance any deal as long as we put 20% down.

So I'm no expert, but we have a handle full of units, mostly single family. All of them are in a llc. The loans we have are considered commercial loans. Not as good as a mortgage, we have a interest rate of 6% and only 20 yrs, but they work for our model.
