Great point about needing to get the tenants out. I'm not sure what type of lease each tenant has, but them not wanting to move out could be an issue.

Sounds like at the very least, I need to build in some additional holding costs. (>6 months). I had no idea "tenting" the place was a real possibility.

Thanks for all the details on the infestation. "Waterfall of cockroaches". Gross.

Hello -
I'm a new investor and have a potential deal, but was wondering if anyone has dealt with cockroaches before.

I found a six residential unit + 1 commerial commerical unit which has a recent infestation of cockroaches. The owner lives out of town and is tired of dealing with the building. The whole building is in bad shape, and would probably have to be gutted anyway, but its in a great part of town and based on the comps, there's definitely a good amount of $ in the deal, either as a flip or rental.

I plan to get an exterminator in there to estimate the job, but would like to hear about any others experiences with infestations. (there's rats too! Yay!)

I've heard there's money in cat pee, hoping to hear the same thing about bugs.

@victor etongwe I totally agree.. By podcast 13 I ACTUALLY meant Podcast 14 w/ Ben. Pretty great strategies for increasing cash flow and property values specifically w/ multiunits/commercial.

Welcome Victor Etongwe! I look forward to hearing about your commercial background. Have you listened to podcast 13 yet? Sounds like I'd eventually like to play in that world. See you at the meetup.

Thank you all for the replies and advice. It's clear why I was struggling with picking one... I should be branding both.

Sharon Vornholt I'll definitely check out how Susan has branded herself as well as some of the big players in my DC area.

J Scott I caught your podcast! Awesome to hear from you personally. Amongst the other great tips/materials, I loved the tip on finding a good contractor.

WOW...that's a good looking group!

Just wanted to introduce myself virtually before meeting you all in person on 5/22. Happy to see such a big group!

I'm fairly new to DC, originally from Chicago. I have a little bit of flipping experience from Chicago, but 0 experience in DC. I just got my agents license in MD and DC and looking forward to putting that to work for myself and others.

I like the big meetups, but if anyone wants to do a one-off convesation with me during the week, I live in Chinatown and am happy to meet.

Thanks to @curtis n. for introducing me to this thread.

See you all soon!

Feel free to email me.

Hello -
I'm just getting started in the DC area and am getting mixed signals for marketing/branding.

Should I be branding myself (i.e. my name: Bryan Stacy), or should I come up with a company name where my personal name isn't involved?

The agent's tell me to brand my name, but most investors are saying to go with a non-personal company branding.

For example, when creating a website, should I start marketing:
www.bryanstacyhomes.com

or something like

www.wantedhomes.com

Thanks for any advice!
Bryan

Hi Heberto!

I'm in the DC area as well. BP is pretty awesome, right?

I'm new, but just got my real estate license in MD and DC. I've been in the DC are for a couple years now. Let me know if you need help with anything/have questions.
