Yes, I am asking because who would want to sign a 1-year lease when 1 month into the lease they decide they hate roommates? Would you guys say private room rentals by house hack landlords or current tenants would be more willing to do this? 

Can a renter add contingencies in a lease to allow them to break a lease early? For example, as a renter, could I tell the landlord to add a contingency in the lease that allows me to break the lease with 30-day notice if the room is too loud, if the roommates and I are not compatible with each other, or of any other reason?

What trouble can you get if you are a renter and rent out rooms (sublease, room share, or AirBnB) without notifying the landlord in Texas (specifically Houston, TX)? What are the chances of getting into such trouble?

I am not sure whether or not a renter can sublease or rent to another person (e.g. room share) without notifying the landlord. If a renter wants to do these things (sublease, room share or AirBnB), what steps can/should they take to make it successful? What are the chances of being able to rent and do these things?

I want to know this as a future renter and future real estate investor/landlord.

Is it easy to make a flexible lease to allow tenant to move out any time they want? 

Let's say you are the landlord who is renting a room/place. Are you able to write a lease that allows a tenant to move out whenever they want? For example, can you write a 6-month lease but include terms that allow the tenant to move out earlier without penalty? Do you need a lawyer to do this or can you just write it down in easy to understand wording?

I am actually also seeking a place to rent so I am asking these questions as well.
