Sorry just saw "unsecured" so it's not a home equity so would it be a personal unsecured line because only 1 over prime seems low.

I had acquired through a purchase two Section 8 renters and my friend who has 100 units has rented to one.   They all where bad experiences.  We stay away now but we could have just had bad luck.  If you can avoid it I would.  make sure you screen your tenants properly,  check out B turners guide to screening tenants..https://www.biggerpockets.com/renewsblog/2013/01/27/tenant-screening/

Igor Messano I just resolved the above issue by doing what you said . I went to file for eviction and all of the sudden the other party got ahold of me .

Gail Kaitschuck Ny doesn't have very specific laws in this . Looks like I may be retaining 30 days and trying to contact him .

Hey all, First off I am in New York I have a tenant who broke up with her boyfriend. They both are on the month to month lease . The boyfriend has moved to another state and she is the only remaining tenant in the area. She has taken everything of hers from the property and he has taken most of his things . She is surrendering the keys to me tomorrow and also signing a form stating she and he are surrendering the apartment . The concern I have is that he will not be available to sign and they left some clothes and other random low value items behind. Does anyone know if this is a major concern ? Do I have to house the items or am I not even supposed to do anything and serve a formal eviction ? Any insight would help .

To clarify the VA would set expectations for the tenant . Get the time and way the tenant will pay . Ex deposit at my bank on the first . Will follow up with tenant to make sure he or she did this and get proof ... Ex receipt If they do not pay they will follow up with the tenant and myself and I will move forward like I normally would if a tenant did not pay . The VA would help me collect rent on time and in an easier form than I currently collect it.
