Hey guys I just spent the last several days creating a financial model in excel. Its 16 pages that can be presented to investors or used to understand/organize your own portfolio a little better. Good evening!

I have created a rental property modeling tool in excel. This will be a great addition for any beginner or intermediate investors that are feeling disorganized or want to gain a better understanding of the different income streams they will gain from ownership of a rental property. Make sure you open the file in a desktop version of excel, 2013 or newer.

I am mostly worried about recent aggressive action by some of our adversaries. The middle east is also still doing its thing. As far as the overall economy the world has never been doing so well.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $148,000

Was actually given money at closing from the bank. Had seller pay all closing costs and used 0 down VA loan.

What made you interested in investing in this type of deal?

Decent place to live with roommates that would pay housing costs and actually end up causing me to turn a profit while living in the house.

How did you find this deal and how did you negotiate it?

Found on Zillow. Priority was 0 cash out of pocket.

How did you finance this deal?

VA Loan.

How did you add value to the deal?

Adding second shower to home and moving washer dryer.

What was the outcome?

Home almost full of roommates and I live for free.

Lessons learned? Challenges?

So far things progressing smoothly. Need to do again!

Lost a earnest money deposit on a college rental right before covid then did really well in stock market.
