I'm a realtor and new to investment side, just wondering whether any realtor who is also an investor has done any wholesaling (assignment of contract) deals. I would really appreciate any help in the right direction on how to do it.

Do you know any Northern California attorney who is really experienced in wholesaling and also an investor? Thanks for your help.

Im a realtor and investor, just started on wholesaling side of investment. I have checked couple of title companies to do "Assignment of Contract" type transaction but haven't found any title company who will assist with type of transaction. I was wondering how you guys are wholesaling in bay area? I would really appreciate your help in finding investor friendly title companies which you use. Thank you!!

I was wondering if there's any active investor who is doing wholesaling in Fremont or near by east bay area. I'm trying to locate a title company who is investor friendly. I would really appreciate if you can give me the title company and escrow officer information so that I can work with them for my wholesale transactions. Thanks in advance!!

Thanks for asking such a good question and also wants to thanks Will for a great answer. I'm also learning more about wholesaling and wondering whether you have any detail step by step action plan for "ability to locate great discounts on properties" and "properly analyze property values". I would really appreciate help on the above 2 steps.

I like J's answer on all the topics in this site, very practical and real!! I'm also a real estate agent in CA and getting more education in investing. My question is little bit out of this topic, I was wondering when your wife gets commission from her broker, does she adds that to your company's income so that you can save on taxes. I just wanted to see what's the best way to save taxes on my commission and investing income.

I saw his video too, seems to good to be true with all his videos like 24 hour short sale approval which he claims that he is doing everyday and also claims that he is the only one who is doing....seems like gimmick to get money from newbie investors with his course- I will not buy any course from him.

Thank you Aaron! I have checked the website, so if we disclose everything then it is not illegal. I would really appreciate if you can explain how I can do short sale flip when I approach a seller to sell it to the end buyer.

I got the first step that I have to ask another agent to list the house and I'm only represents as the buyer. It's not clear from next step onward like:
1. What kind of addendum should I use to mention that I'm buying this house to sell it for profit immediately (Actual addendum which you use to buy a house in CA would be helpful so that I can use with California purchase contract)

2. Who will handle the short sale negotiation to get it at lower price (How to get lower price is another question also without showing lower comps to bpo agent)?

3. I know now all the lenders wants to list the property in mls, so what will the status in mls once I submit the offer?

4. How and who will find the end buyer so that I can sell it for profit? And when to start looking for end buyer -as soon as I write the purchase contract or wait for the approval so that I know how much to ask with end buyer to make profit

5. Who will represent the end buyer since I'm only a buyer to the seller?

6. Who will sign the purchase contract of end buyer in the seller's field of the end buyer?

7. How to get the profit to my name at the close of escrow when I'm not buyer's agent and property is still not under my name?

Bill: Thanks Bill for your input in short sale flipping. It's a good idea of using a different realtor, if I want to buy short sale. I was just wondering once we get the approval, how do I find the end buy to sell and close the same day if I cannot market the property. If the listing agent finds a buyer then that agent needs to inform the seller that they have the higher offer because of fiduciary duty, so how do you find your end buyer. Also, wondering, if any case you don't find your end buyer, what is your exit strategy. As you can see with my questions that really new in this investing side but as you said, I want to disclose everything and do it in a legal way.
