Property needs work to get rental ready.  Cosmetic and mechanical updates needed.  Property has a lock box for access and inspection.  Sold as-is with no contingencies in contract.  Property conveyed via quit claim deed but you can choose to do a full closing with your title company at your expense so do your due diligence.

I like the MLS listing service. It's a great way to get your property in front of realtors that are searching for properties for their buyers. That along with consistent postings to Craigslist and calls to property managers that have clients that are always looking for more properties are great tools. Also, post in your community garage sale groups on Facebook. Totally free and they usually have a big audience.

I love the idea of house hacking at a young age.  If only I'd known about that when I was younger.  If you can swing it, it's a great strategy.  Get yourself a mentor in the area and go to work for them.  I'd find the most successful investor and then ask them how you can be a resource. Jimmy Iovine said it best "be available to help".  He did that and got to produce John Lennon's record.  He worked harder than anyone else was willing to in order to provide value.  So just find out where you can add value to get some education in return. The fastest way to success is to model those that are already doing it in your area.  Do......the......work.  Good luck~!

I have this same issue with my investing partner. He's much more conservative than I am and it can be frustrating. The best thing you can do is to find out what it is that he's waiting to see. Is it if the market is going to turn? Is he waiting for a better deal with a better ROI? Get specific on what he wants to see and then you can bring it to the table. If he still turns away after you bring what he's looking for, then I'm sorry to say it doesn't sound like he's interested in real estate as much as you are.

Looks like a solid property.  It's got the shine where it should rent quickly.  The only question I'd ask is if it's got any built in equity.  If you think we're near the peak of the market, it means it's going to take away one exit strategy if you're paying full retail price.  I like turn key rentals because I can start cash flowing pretty quickly.  They also create an opportunity to do a lease option for my tenant because they are likely to feel very comfortable in a property that needs little to no work at all.

I've focused on a couple of things.

1.  Non-owner occupied properties with owners that live out of state.  You have to mail them a lot

2.  Probate lists from local courthouse

Best advice with direct mail is just to make sure you're prepared to do it a for a good long while before you start seeing results.  If you're not committed to it, for 6 months to a year, then don't get started and focus on things that are free to build up enough capital.  Also, split test your mail by sending one message to half your list and another to the other half. See which performs better and then you know what message resonates better with your audience.  Good luck!
