Congrats! How quickly are you able to save for a down payment? I only ask because every 10K gets you more and more borrowing power! I'm going to ASSUME you get to $80,000 for a down payment. THEN let's buy a 3 or 4 family for $400,000. We buy this property. WE RENT, REFINANCE, AND REPEAT!

It depends on what your interest rates are. I don't think you're going to like the rates for a portfolio loan right now.

Hi Jennifer! Congrats. I would buy a 4 plex for ~500K. Rent it out. Cash flow. Rinse and Repeat using the equity in the home.
