This is exactly why you take a security deposit. Put it in the lease that any damage to walls will be taken from security deposit. They'll stop or you keep $ out of their deposit.

20K might be enough if you do a house hack. Live in 1 unit rent out the other 3 units. Buy a 400K 4 family and try to put 3.5% down. $ will be tight BUT you can make it happen. How much free $ do you have a month right now? Can you get to 21K, 22K, and so on rather quickly? Run numbers and HOUSE HACK today.
