Hi Connie, welcome from North Seattle! We are in the midst of buying our first rental property as we speak. We are also researching subject to deals for possible future endeavors.  My primary job is an hour drive so I have started listening to the podcasts en route. Lots of great information there and keywords are great too. I found it best to limit them to very specific or I get too much to keep up with.

Good info here! I will be getting a couple of  units ready in the next couple of months and was thinking about no pets. Now I am rethinking and considering yeah, most families with kids have at least one pet. Great idea about the unauthorized pet fee in addition to rent/deposit. Good reason to disclose pets. I actually have an adult child in an apartment with an undisclosed cat so can see it from her end as well.

The lender should be able to follow along with the date of the contract.  If they can not meet the contract deadline you could face loosing your earnest money.  Why has the appraisal not be completed yet?  That should be one of the first things done.  That's what we thought but since our paperwork hasn't been submitted that is why it wasn't ordered.

Your lender should have explained all of this up front so you could have put a proper estimated closing date on the contract.  Its not the sellers fault for al the hold ups.

As you can imagine today is the first we have heard of it.  The class I did pre-purchase counselling apparently has to wait 30 days to submit anything. 

Doesnt sound like a good position to be in for you.

 am just a bit distressed. We are in the middle of a purchase and are getting run around by the lender. I wouldn't say that except we have jumped through hoops since 7/15 and are just now being told that they can't submit my paperwork until 8/28. The seller is annoyed and wanting me to release the earnest money nonrefundable now. We have had the inspections etc but are uncomfortable with that, what if the appraisal doesn't add up?

As for funding... I was pre-approved. What we have been having difficulty with:

A deed in lieu which is 2 years old

I have done pre-purchase counsling for the loan and just today am told we had to wait 30 days from the class before the paperwork could even be submitted.

Any questions or recommendations? I am wondering if we picked a bad lender?

Hi Kathleen.  I have a great contractor we have used twice with great results here in Shoreline. the owner has high integrity and his workers do very good work. They were very affordable and again, high quality work. I don't have a good handyman yet but let me know if you find one. I am putting together my "oh crap" resource list. Let me know if you are interested in our contractor and I can get you his number.
