is anyone invested in Miami? I'm a 20 year old college student so while i work on my degree at UM i want to buy a property (in Coral Gables hopefully) and rent out the extra bedrooms. Unfortunately, I keep hearing horror stories about the market in Miami. Now, i know the Florida market is down and is expected to keep droping until the end of the year where it will begin to slowly rise comming into 2009... so wouldnt that make it a good time to buy? I keep getting mixed reviews on wether or not buying property there is a good or bad investment. Any advice/info is very much appreciated!

p.s. any FL investors need a bird dog im your man. I have no properties tied up at the moment but i usually come across one or two a month... mainly in the Orlando//Daytona Beach area. Anyway if you looking for property in this area let me know, im sure i can find you something.

I am going to major in Buisness Management because i want something that will carry over to real estate as well as the Restaurant industry. My father owns 2 Bars and 10 Restaurants in the San Francisco Bay Area which I plan to expand on and take over one of these days. My love for real estate came when i helped my mothers friend remodel his home to get it ready for selling. I didnt get to see much of the "money process" but I did see how good the money can be in the buisness if things are done correctly. I would like to start in Real Estate first because i have more interest in it at the moment than partnering with my dad.

What sucks is i dont have much money in savings right now (about $5,000) and there isnt to much work in the Daytona Beach area that pays very well. I am a bartender at the most expensive restaurant in town and its still not very good. As far as education goes i was thinking of putting it off for a year to move to NYC to save some money. I have a buddy from high school who is living there bartending at a club who says to be averaging about $800-1200/night.. Now i know NYC is outrageously expensive, BUT i have some friends there so i could get by on little money (One thing i can brag about is my money managment I rarely waste money on anything unnecessary like indulgences, paying for school is whats killing my savings!!) and my current job has a branch in NYC which i would be able to transfer to so i wouldnt be heading up there jobless to start. After a year there, and reaching my goal of $50k to invest, i wanted to move back to Florida to buy an investment property or two, and finish my education. Let me know what you guys think, good or bad, i'd love to hear your opinions on this. Thanks!

thanks for the advice guys. I had something in mind along those lines. Seeing as i do have 3 more years of schooling, I was thinking of buying a fixer upper and fixing/living in it while i go to school and renting the extra bedrooms out to other students (hopefully to the point where i have positive cashflow).

my biggest fear is debt... and not having money. the whole "what if it all goes wrong" thing holds me back... But whats really holding me back right now is my lack of money to invest!!

Hi everyone! Since i'm new to the forum i thought i'd write a little here to introduce myself seeing as others have as well. Im 20 years old living in Daytona Beach, Florida. I have been interested in REI since i was 17 but I haven't made any moves yet. Dont get me wrong, im not lazy or anything, I've read many books and spent alot of time studying the subject. It's just im yet to make the move into the "Real World" or REI. I'm hoping I can learn from people in this forum as well as get the courage and motivation to finally start. I dont have much money to begin so im looking to get my realtor license and go from there.. just to get my feet wet and learn the buisness better. Well thats all i got for now. Hi everyone, since everyone else is introducing themselves i thought i might as well too. I'm 20 years old and currently living in Daytona Beach, FL. I've been interested in REI for about 3 years now (since i moved out of my parents house) but have never really made a move to get started. I'm not lazy or anything, don't get me wrong, I have done alot of studying and read alot of books but im yet to make a move. I'm hoping the people here can give me some advice, motivation and the courage to finally get myself into the "Real World" of Real Estate. I dont have much in savings so im looking to get my real estate license and maybe do some birddogging to get my feet wet. Well thats all i got for now. Have a great day!
