Welcome to investing in San Diego.  There is plenty of opportunity in San Diego, especially with a lot of the older product hitting the market that homebuyers won't touch unless rehabbed. I would suggest getting started with a very low loan (>50% LTV) to value loan secured on a non-owner occupied residential property (most liquid asset) in an urban area such as San Diego, Los Angeles, or San Francisco. The yield may not be as high as 10% but you will get a taste of the process. Work through a license real estate broker who has significant experience in trust deed investing. I would also recommend using a loan servicing agent to collect the payments (ie. FCI Lender Services or Del Torro) and manage the monthly/yearly paperwork. Once you get comfortable with the process, you can venture out to higher yielding, more risky trust deeds. That being said, stick with 1st trust deeds at >65% LTV. Lastly, I prefer trust deeds over a mortgage fund as you have more control over your investment.

Sale velocity has slowed in the San Diego market. I think this is partly due to price listings that are simply too high. This has opened up a lot of opportunity in San Diego where investors were simply getting beat out by buyers looking to live in the property. Investors have the opportunity to actually negotiate on price.

Be sure to list your property with a broker knowledgeable to the specific submarket as they will know how to price the property and will most likely have a list of potential buyers. Common mistake for newer investors who are listing properties with the cheapest broker or their broker "friend".
