Thanks for your thoughts and opinons guys!

All seem valid and different approaches would work with different types of tenants. I think I will give her a few paint color options (soft earthtones/variations of white) to pick from and have the bedrooms painted by our guys. She's invested in us, I guess we can do the same in return. Kind of feels right...

BPers,

We have a quality long term tenant (3 years) at a 2br/2b condo. She is asking to repaint the walls in the living area and bedrooms. She has offered to paint and is wondering if we would offset paint cost.

- The paint job is in fair condition with Flat Off White walls and White Semi Gloss Trim/Doors (painted prior to her moving in), condo is in good/above avg condition....
- She wants a bit of variation in colors (we will approve what we like).
- Our Rental Agreement states that she can't paint without our approval. No other wording towards paint.

Questions/Concerns
- I dont know about her quality of work. Would you have your painters paint?
- Cost - Split costs?
- What have you done in these situations?
- Wins/Losses?

My first post to BP. Lot's of great info on the site!!!

We mostly have duplexes that rent in the 600-700 rent range and several SFH in the 850-950 rent range.

Garbage Disposals - I'll replace one that goes bad. Have taken them out and re-plumbed under sink between renters.
Dish Washers - They are what they are... We've replaced a couple.
Fridges/Stoves - I've got a couple different used appliance dealers in town that give good prices to me depending on their current supply/demand. I bought two quality used fridges last week for $180 ea plus $50 to deliver and install both... 1 yr full replacement warranty. Been luckier/easier/cheaper to deal with this approach vs. Craigslist or new ones...
Washer/Dryers - Agree with other posters that I'd prefer the renters bring their own. I've placed a few for reliable long term renters...
