@Account Closed

here you go..

A publication of all properties set for sale can be purchased from Daily Court Review https://www.dailycourtreview.com or Foreclosure Listing Service. Also, the websites of delinquent tax attorneys Linebarger Goggan Blair and Sampson, at http://www.lgbs.com, or Perdue Brandon Fielder Collins & Mott, atwww.pbfcm.com, contain lists of the properties set for tax sale by the taxing units they represent.

@Jay Hinrichs

if you don't do REIAS, then what would you suggest as a way to network and find partners in the real estate world?

It can't all be marketing and having people call you, can it?

@Sahegin Charolia

the one's i've listed are going up for foreclosure.

i just use it as a list for potential houses to pick up at the tax auction.

I personally don't contact any of the people off this, list, although i don't see why you couldn't?

i occasionally go to the monthly sheriffs sale on the courthouse steps with a wad of cash and hope to get a good deal. the list above lets me know about potential houses that i can drive by and do title searches for.

@Benjamin Barredo

I've been a hands on kind of guy my whole life. so i can wander around a house for a few minutes and get a decent ballpark of what it will cost for a job if i do it all my self, then i double it if i get someone else to do it for me. during my walkthrough i take a bunch of pictures for later reference.

then negotiate some terms with the seller and get contract with some contingencies, then do a better analysis. Get contractors involved and have them provide good quotes.

here's a simple way to analyze.

everybody does it differently depending no your knowledge of repairs and connections with contractors.

i'd go here and watch a few videos

https://www.google.com/webhp?sourceid=chrome-insta...

or check out costs at homewyse.com

or the houseflippingspreadsheet has a good break down..

personally i do the $18/22/25 sqft depending on how bad it is to start the first pass analysis.

you may be able to get it from their access files. - http://pdata.hcad.org/download/

other resources - http://www.hctax.net/Property/Resources

the closest I've seen to an excel look is in the  daily court review although it is a pdf (you need to pay to get access to it)

or the law firms representing the sales - free
