I completly agree with Marcus.  I normally have a new tenant with in 2 weeks. Normally there is a one month turn over time between repairs and moving in new tenant.  My properties are throughout West Allis and Eastside.

I live in West Allis, as well as own a small buisness. West Allis is one of the worst cities to hold investment properties in. The inspectors are the worst to deal with.

Since it's a rental I almost always paint the doors in each part of the house to match. All living room doors one kind. And so on for all the rooms in the house. A freshly painted door in the same room as a wood unpainted door can make it look very dirty and unkept. Just my opinion 😜

I flip about 5-8 houses a year. I find most tenants like the uniformity of all one color. When it's a buy and hold I decide from house to house. If it's a flip I always make them one color.
Hello Everyone, I have had one of my properties up for rent for the last four months with allot of interest but when I get an application for this property their income never checks out or they don't make enough. I was considering renting this property to the department of corrections. They would place after care individuals after serving their time for non violent crimes... I.E.; drugs, theft, other misdemeanor offenses. Has any one had good or bad luck using a property in this way? Thanks, Byron

just keep checking updated listings regularly.  I would agree as to B Class. Nice strong area for owner occupied.  I have had some luck in this neighborhood with investors. You may need to buy a house in this area that will require some light "Make ready" construction but at your price point it can be done and done well! If there is any help I can lend please ask. I agree with Ramon. I have had allot of luck with finding whole families and duplexes/side by sides in Cudahy & parts of Milwaukee.  Purchased 3 buy and holds already this year and we hope to purchase 4 more by years end. The inventory is pricier in Bayview for what you may be looking for.  We find buying short sales, foreclosures,  or bank owned can be a better deal with a small investment to make rent ready.

There is never a sure way to know that there will not be any additional foundation shifting.  it the foundation work is done right you should be good to go with tile flooring.  Windows and doors almost always will shift because there is no way to level everything and not have damage.  Remember you are jacking the foundation that has slowly sunk over 30,40, even 80 years.  Your lifting that difference in one after noon.  I had to have a sun roof on the front of one of my properties lifted 7" and it broke three of the five windows and my front door had to be adjusted because i could not get it shut. Tile is higher end and holds up way longer but vinyl is cheaper and easier to install but a third of the life of tile.  It really just comes down to what application works best for what you are doing.
