Im sorry but college universities are a highly overrated and a trap for most!! I went to a 4 year college and even my advisor told me to leave, go to a community and come back to finish final semester. After i graduated, i made peanuts for years, then went and took a computer class and in one month, had my first IT gig, and have lived off that training for the last 10 years.....4 years vs 5 weeks of training and a few tech books...seriously! I recently went to my sister's graduation and seeing all those kids getting degrees in those ridiculous fields(marketing, business administration, sociology,) it made me feel sorry for them...they are competing with folks who have actual job experience and most of these kids probably don't even have ANY skills that an actual business would need to run.
Shane hit it right on the money....we are training ourselves to just be sheep and "go off to college" just for the hell of it, why? Because that's what America does, it's a tradition..you almost feel like a loser if someone asks your parents what you are doing and you are not in school. Most have no get up and go or any kind of vision or real world expectation...I had a job with 20th Century Fox lined up when i graduated, and turned it down...complete idiot!
Im all for college if you know exactly what you want....being a doctor, being an architect, city engineer, etc.
The 30% or so that fall outside this category is literally throwing their money in the toilet. Yes, i did have great memories of college and it does prepare you to meet new culture of people and you learn certain ways of presentations, research information, etc....but to go 50k in debt for that is not worth it to me in the long run...there are medical nursing schools, automotive mechanic programs, barber/hair schools, culinary, etc. I'm sure you can have the same memories as well as learning structure from going to these types of schools....?

I am in Gwinnett County and would very much appreciate a mentorship like this. Since it seems it will involve the rehab/flip aspect of REI, I would like to know the the level of capital, hours per week to commit, and level of RE education needed to even participate as to take full advantage of this. I have many free hours per week and marketing funds available, but have been learning only from forums and books. Great stuff!!

Welcome, always good to see other new investors close to the "A".

Bookmark this site and spend 1-2 hours a day on it! Tons and tons of stuff i learned about wholesaling and tax liens from other members,

Also plenty of meetings, auctions, etc in this area to frequent to meet other investors!

Actually i have a relative who is a law student with access to skip trace software. i gave her the homeowner's name and boom, she gave me a current phone number in about 20 seconds.
I actually think broke law students are a good source for this, because one guy that i found online wanted to charge me $100 per name...yeah right.

You can talk to neighbors or mail a letter, but fastest way is to use skip trace service, they will give you the persons current address and even phone number in seconds. Just costs more.

Are you gonna try to buy them yourself from the bank or short sale or something?

Although you seem to have a causal approach, those are still GREAT numbers...especially being you have a full time gig;
Considering you only worked on Wholesaling 3-4 months, 1200 mailers is like 300 sent out per month average, and you closed 2 deals! Hopefully your profit in the deals was worth it vs the hours you put in (and i have to imagine it was).

I can only imagine what would happen if you ramped it up to 1000
mailers per month and got 2 college kids to do all the mailings..$$$

Hi Jeff, I am planning to buy some deeds in Gwinnett and Rockdale county. I am also new, is there any reason why it takes so long for the legal process to take possession?

Also, from your experience, how did the face price of the lien amount compare to the condition of the property you acquired?
I had heard long ago most inexpensive liens are basically empty lots and run-down trash properties, but i am now hearing from other investors that isn't always the case.

Kenneth, did you hand write all your letters? How many did you initially send per deal you were able to close if you don't mind me asking? Personally handwriting 1,000 letters seems to be where you would spend alot of time, lol

I like the idea of targeting inheritance, since 90% of the time, the estate managers/heirs want to sell off everything quick! I have seen cars go for dirt cheap in these cases, let alone houses.

Does anyone know of a site that posts the results of tax lien/deed sales? We have one every month in Ga, but what i can't figure out is how to track the property after the sale, during the redemption period. For instance, what properties tax liens purchased in 2012 are due for redemption closing in next few months. The other thing is, unless you attend the sale, i wonder if you can find out which properties that no one bid on.
