Funny thing: I am going through the opposite experience. I bought an 11-unit in the fall and am doing full renovations on units as they become vacant. I have a unit that only needs the kitchen $$$. Tenant said that if we replace the sink and add two base cabinets, she’ll take it for $100 less than the asking rent.

@Chris Gavre cold calls are totally annoying. I have commercial properties of different types. I also have a development site where I tore down a bunch of houses leaving a vacant lot. I am always getting calls and texts asking if I want to sell a house that was razed years ago. I also get calls and texts asking if I want to sell the house on X street. I own all the houses on that street. I ask which one they want and they reply “the one on X street. Aside from the fact that there are no longer any houses on X street, they don’t even know the address of the house they want to buy. Conversely, I am always getting calls and texts from people asking if I want to sell a flex-use commercial building. They don’t even bother to figure out that’s it’s a commercial property.
I have all these people calling or sending texts about properties they know absolutely nothing about.
Please leave us alone

Similar question. Can a 1031 be used to purchase a property that needs capex improvements.
For example, can I exchange a $1M property for a new one that cost 750,000 plus needs 500,000 rehab costs?

@Kristen Neuwirth do I understand correctly: you will pay for the house, all materials and labor, insurance, taxes, purchase, selling expenses and realtor fees.... the contractor’s only role is to hire the subs (but you pay labor and materials for the work), manage the projects and and engage an agent to list it.
It sounds like you don’t know this person very well so it seems it wouldn’t be any riskier if you were to hire a GC to do the rehab. You would end out paying exactly the same materials and labor for the rehab, but you wouldn’t be giving away half the building.

I think @Tom Gimer isn’t suggesting changing the title of your post. He is suggesting that you stop saying this stuff in a public forum. In reading your posts it is clear your intentions are not to do a public service but rather damage the reputation of the agent. You said you would like to resolve this issue “amicably” but your approach is far from amicable—you are trying to hurt the agent.
I think @Tom Gimer is correct in that you have opened yourself up to a defamation suit.

I’ve worked with several. I like Mike Chunko with Carlson & Associates
