Welcome aboard!  Check out the Bluegrass Real Estate Investor Group. They have a Facebook page and meet once a month. It's free and usually draws 75 or so people. There is a wide variety of people, real estate investors, agents, wholesalers, hard money lenders. It's pretty relaxed, usually meet & greet\networking.  I try to make it to all of the meetups.

Have you tried contacting someone from NREIG; they have investor friendly and targeted programs.  I don't know who covers Louisville, but Steve McCoy with Slade & Collins is based in Lexington and may have more information.

You should join the local REIA. It's called the Bluegrass Real Estate Investors Group. They have a Facebook page. Meetings are once a month, the next one is a week from today. It's free and is a meet and greet and is great for networking.

I'm not sure how it works in Jefferson county, but in Fayette, Scott & Franklin counties, you can't even file an eviction until the deed has been recorded and shows in your name which may take a month or more. This can drag out the process considerably, possibly taking 2-3 months while you wait for the deed to be recorded and then file the eviction. I'd ask for a cash concession from the seller at closing (in addition to getting any held security deposit) and offer the delinquent tenant cash for keys.

I'd get involved with your local real estate investment group by attending their meetings.  The one in Lexington is called Bluegrass Real Estate Investors Group and is free.  It meets once a month; check their Facebook page for the times and places as it rotates.  It's loosely organized and is a meet & greet\networking group that has occasional topic-focused meetings.  I'd also suggest reading some of Mike Butler's books, he's a former police detective out of Louisville that did pretty much the exact same thing you want to do.  I can only speak to his early books, but I found them interesting and informative. The Lexington Wealth Builders disbanded a few months ago. A few of the members formed a new REIA called the Bluegrass Real Estate Investors Group. There is a Facebook page for them that annouces meetings, etc.
