Thanks! We've considered trying to turn one of our buy and hold rentals into an Air BnB in Lexington. There don't seem to be very many of them there right now.

Take this for what it's worth from a buy & hold guy, but in my opinion, that's an area that I would say is not great for short term VRBO style rentals, yet.  It's not close enough or safe enough to walk around in or to easily get downtown and public transportation in Lexington is just a joke.  Also, the parks are not safe in that area. There was a shooting a few weeks ago in Duncan park after an anti violence memorial earlier that day...

We have buy & hold rental houses in the area and there are lots of investors trolling around and trying to flip older houses (probably as rent ready VRBO's to out of town investors with lots of money :).  Here's an article on what going on over there, it may be some sour grapes, especially the linked Facebook article & comments,  but it's well worth the read.

There is a group that is trying to convert the area over to a more hip Nashville-styled renaissance area, and they have met with some success. The area is called NoLi (for North of Limestone).

The city is focusing on trying to get neighborhoods branded, there is a resurgent 'Distillery District' downtown:

It's usually the second or third Tuesday of the month. They just had one last Tuesday. I'll check and see if they have the next date posted yet.

Welcome to Georgetown! Real estate in Scott County is crazy right now! It's the fastest growing county in Kentucky and good deals are very hard to come by, you'll need to be ready to move on them if they do appear.  If you haven't already, you should join the local Lexington REIA. It's called Bluegrass Real Estate Investor's Group. They have a Facebook page and it's free to join and become a member. The meetings are once a month and are usually meet & greet\networking, but they occasionally have presenters. It's been a great resource for me. I try to make to every meeting, they draw between 75-100 people usually, and it's a varied crowd. There are wholesalers, real estate agents, investors, bankers, hard money lenders, pretty much anyone involved in real estate :)

The meetings are once a month, the January meeting is actually tonight at the Logan's Roadhouse in Hamburg. The meetings are usually meet & greet\networking, but they occasionally have presenters. Here are the details for tonight's meeting -
