Post: HOW MANY UNITS DO U OWN

I started 2009 at age 21 with 0. I now own 1 on my own and 4 in a LLC with my brother and Father.

I also bought my first primary home in June of 2009 to save money and get the first time home buyer credit. Once I save up to move into a nicer house down the road this house will be turned into a rental.

I hope 2010 is as good of a year for us as 2009 was.

What did you accomplish?
Just started my Investment career and aquired 3 SFH's which are all rented!

Your best success?
Evicting a tenant and having the place rented within 3 days!

Your biggest mistake?
Underestimating costs when turning over a property.

What did you learn?
Patience is a virtue!

Did you achieve your goals?
I did achieve my goals because my only goal in my first year was to buy one property. Things worked out and I aquired three SFH's.

You also have to be the primary resident in that home for 3 years or you have to pay that money back.

In an LLC you will almost always pay less taxes.

You get the benefit of a partnership with the liability protection of a corporation.

I went to a community college and lived at home for the first 2 years. That was about $4500 per year, minus books.

Overall when I look at how much it would have cost me to attend the local university, the $4500 for the entire year was about half the amoun of 1 semester at the university.
