Last deal was a HUD home in Central Illinois. Farm towm with large college. Appraised at 52k, paid 26K and lived in it while cleaning it up. Rented out now through the colleges housing office at 550 per month. Tenants pay 12 months but typically stay only 9 of the year. Hard on the property typically, but managed through the college. Looks like it will stay rented as long as I want it.

Are there any REI clubs or groups that meet in the Central Illinois Area? Chicago area is a little far for me and a whole different animal to tackle.

Im 22 and just started in January with investing and now have 3 rentals. I also just purchased my first home which whenever I move out down the road will also turn into one of my rentals also...win win situation for me...

Either way if you are going into a partnership I would get a contract made up. That way everything is legal and the "he said she said" argument is thrown out the window!

We have a 4/1 house that rents for $1100 per month. 3/1 Rents for $740. We have recently acquired a small 3/1 and we are advertising at $650.

This is all in Champaign IL.

I have already met mine. I have purchased 2 more properties and just got approved for a loan to buy my primary residence. Im going to live there for a minimun of 3 years so that I can take advantage of the tax credits. Then I will rent out this property since it is in a high rental area!

Its kind of strange in my area. Most people go straight for an offer above asking price so that the bidders offer will be accepted right away.
