West Ashely may have some good options. The further out you go, the better the prices. I'd hold out for the nastiest houses you can find in WA.

Charleston has great job growth, some of the areas outside of Charleston are still affordable. I'm in the Myrtle Beach area. Job growth is good but we also have a growing college campus.

I've seen several really good flip opportunities in the Myrtle Beach area in the last few months. Our market is still pretty hot.

Brock Cole that has been my experience-20-50% for bigger companies. Percentage also depends on if they are onsite or off.

Thanks for the input Manolo.  I could use the money now for sure but also want to eventually be able to use our own money instead of investors.  I have not figured the commission out, how it will work with my broker split.  If all else fails I write him a check I guess
