@Jonathan Edmund, it’s tough finding deals on market near us right now.  I’d recommend figuring out where you want a rental- best rates, occupancy...then looking off market. Use prop tools to find addresses and send letters.  Another idea is driving for dollars.  Again, find an area you like and look for the worst house, worst yard.  

I’m in the same boat, by the time I find a deal it’s gone.  Have your financing ready and jump.

Rental quantity and quality vary depending on location, amenities, condition. A typical condo should rent from April-September with a peak in June/July.

@Tiffany Bairos depends on what all the HOA covers. Most I have seen recently are between $450-$600. Typically that will cover your insurance as well. Keep in mind you will have a fee from the rental company as well.

@Russ Luce I agree.  There is definitely a need for both.  They are however two separate animals.  Most short term rental will be on or near the beach.  The area around Coastal is great for student rentals if thats your thing.

Now is a great time to sell. My last four listings sold in under a week for asking price or more. I would be more than happy to pull some comps for you.  

If you don’t think it will be a good long-term rental I would probably sell and put that cash toward something you like better. Just my thoughts

I took my class at Real Estate School of South Carolina at Charleston. Cain Denny was my instructor. I felt very prepared for the licensing test.

One thing to think about is the off season. Most people make the bulk of their money in a few months. I've talked to a few people that try and switch to a winter rental so keep their units occupied.

From what I have seen, most people with short term rentals in the Myrtle Beach area either stay in their units in the off season or try to find a longer short term renter. We have a lot of snow birds that come down in the offseason/ winter from Canada. I've been looking hard at rentals near Coastal Carolina University. Our school is growing every year. I'm new to real estate and investing but I would love to talk to anyone that is looking in our area.
